Lease Terms

1. Monthly Rent (NNN)
Tenant agrees to a base rent of $450 per month, due on the 1st of each month.
This is a NNN lease, meaning Tenant is responsible for their proportional share of:

  • Property taxes

  • Building insurance

  • Common area maintenance (CAM) fees

These costs will be itemized and billed monthly or quarterly depending on ECOS policy.

2. Security Deposit
A security deposit equal to one month’s rent ($450) is required at signing.
Deposit may be applied to unpaid balances, damages, key replacement, or repair/cleaning beyond normal wear.
Refunds are processed within 30 days after move-out, assuming the suite is returned in satisfactory condition.

3. Lease Term

  • Standard lease term: 12 months, unless otherwise agreed.

  • Renewals may be offered for 6 or 12 months.

  • Early termination fees may apply if Tenant ends the lease before expiration.

4. Included Features
Tenant receives access to:

  • One private 120 sq ft executive office (exclusive use)

  • Mail and package delivery services

  • Lobby, restrooms, and common areas

  • On-site property management

  • Parking for Tenant and visitors

  • HVAC and building systems during business hours

5. Utilities & Services
Unless otherwise specified, Tenant is responsible for:

  • Electric usage (sub-metered or estimated allocation)

  • Phone and internet service

  • Individual office cleaning (if desired)

ECOS provides building-wide utilities such as water, HVAC, and trash removal as part of NNN/CAM fees.

6. Use of Premises

  • Premises may be used for general office purposes only.

  • No hazardous materials, disruptive activities, or unlawful use is permitted.

  • Tenant is responsible for the behavior of employees, guests, and clients.

7. Access & Hours

  • Tenant has 24/7 access to their office (unless otherwise stated).

  • Common areas may be accessible only during standard ECOS business hours.

  • Lost keys or access cards incur replacement fees.

8. Alterations & Improvements

  • Minor cosmetic changes may be permitted with written approval.

  • Structural modifications are not allowed without ECOS authorization.

  • All improvements become the property of ECOS unless otherwise agreed.

9. Payment Terms & Late Fees

  • Rent is due on the 1st of each month.

  • Payments received more than 5 days late incur a $50 late fee.

  • Returned payments may generate additional service charges.

10. Insurance Requirements
Tenant may be required to maintain general liability insurance and provide proof upon request.

11. Maintenance & Repairs

  • ECOS maintains building structure, HVAC, plumbing, and common areas.

  • Tenant is responsible for keeping the interior of the office clean and undamaged.

  • Damages caused by Tenant beyond normal wear will be billed accordingly.

12. Termination & Move-Out
Upon lease expiration or termination:

  • Tenant must vacate by agreed move-out date.

  • Office must be returned to broom-clean condition.

  • All keys, access cards, and ECOS property must be returned.
    Mail will be forwarded or returned based on Tenant’s written instructions.

13. Liability
ECOS is not responsible for loss or damage to Tenant’s personal property, equipment, or goods.
Tenant assumes full responsibility for securing belongings inside the suite.
