1. Monthly Rent (NNN)
Tenant agrees to a monthly base rent of $950, due on the 1st of each month, with a 3% annual escalation.

2. Security Deposit
A security deposit equal to one month’s rent ($950) is required at lease signing.
The deposit covers unpaid balances, damages, lost keys, or cleaning/repair costs beyond normal wear and tear.
Deposit refunds are issued within 30 days of move-out, pending satisfactory inspection.
3. Lease Term

Standard lease term for full-sized suites: 36 months.

Early termination will be based on the full value of the remaining lease term.
4. Suite Features & Included Access
Tenant receives:

Full use of an 880 sq ft private suite

Professional business address

Mail and package acceptance
-
Access to lobby, restrooms, and designated common areas

On-site property management
-
Parking for Tenant and visitors
-
Essential building utilities during business hours
5. Utilities & Additional Services
Tenant is responsible for:

Electricity (sub-metered or allocated)

Internet and telephone services
-
Interior office cleaning
-
Any additional equipment or furniture brought into the suite

HVAC system maintenance and repair
Trash removal and building-wide utilities are included in NNN/CAM expenses.
6. Use of Premises

Premises may be used for general professional office purposes only.

No hazardous materials, disruptive activities, or unlawful operations are permitted.

Tenant assumes responsibility for employees, contractors, clients, and visitors.
7. Access & Hours

Tenant receives 24/7 access to the suite.

Common areas may have restricted access outside standard building hours.
-
Lost keys or access devices will incur replacement fees.
8. Improvements & Alterations

Minor cosmetic changes (paint, décor, etc.) may be approved with written authorization.

Structural changes or electrical modifications require formal approval.
-
Unless otherwise negotiated, improvements become ECOS property at lease end.
9. Payment Policies & Late Fees

Rent is due on the 1st of each month.

Payments made more than 5 days late incur a $50 late fee.

Returned payments may incur additional service charges.
10. Insurance Requirements
Tenant may be required to carry general liability insurance and list ECOS as an additional insured. Proof may be requested annually.
11. Maintenance & Repair Responsibilities

ECOS maintains building structure, roofing, plumbing, and common areas.

Tenant must maintain the cleanliness and general condition of the interior suite.

Damage caused by Tenant or their guests will be billed accordingly.
12. Move-Out & Termination
Upon termination or lease expiration:

Suite must be returned clean and free of debris.

All keys, access cards, and ECOS property must be returned.
-
Forwarding of mail is handled at Tenant’s request and expense.
Any damages or outstanding charges will be deducted from the deposit.
13. Liability
ECOS is not responsible for the loss, theft, or damage of Tenant’s personal property, equipment, or stored items.
Tenant is encouraged to secure business property insurance as needed.
